The Warranty Technician is responsible for providing high-quality repairs and exceptional customer service in occupied homes. This role requires the timely resolution of deficiencies while maintaining a professional, homeowner-focused approach when interacting with homeowners, employees, managers, trades, and community members.
The successful candidate will work collaboratively with homeowners, trades, site teams, and service leadership to complete residential repairs, support warranty obligations, and ensure customer satisfaction.

Responsibilities
- Address pre-occupancy and post-possession homeowner concerns.
- Conduct visual inspections and assess warranty deficiencies.
- Perform hands-on repairs including drywall, painting, carpentry, tile, caulking and general maintenance.
- Complete PDI, Initial Form, Mid Year Form, and Year-End warranty work orders.
- Coordinate additional service with Warranty Coordinator when required.
- Keep homeowners informed and document completed work accurately.
- Respond to urgent service issues such as leaks, water penetration, plumbing issues, and heating failures.
- Support construction teams by identifying recurring issues and recommending solutions.
- Troubleshoot service issues and determine appropriate corrective actions.
- Perform deficiency repairs identified prior to homeowner possession.
- Update work orders and obtain homeowner sign-off on completed repairs.
- Conduct regular site visits to stay informed of construction progress and identify potential service concerns.
- Act as a liaison between homeowners and the Service teams.
- Prepare and submit clear service reports outlining completed work and outstanding items.
- Provide technical support and guidance to Labourers, Carpenters, and other Service Technicians.
- Assist with additional duties as required.
Qualifications
- 2+ years warranty or tradesperson experience
- High School Diploma or GED
- 2–5+ years of residential construction, warranty, or trades experience.
- Previous experience in a service technician or homeowner-facing role is considered an asset.
- Strong customer service, communication, and problem-solving skills.
- Knowledge of Ontario Building Code, Tarion Warranty, and the Ontario New Home Warranties Plan Act.
- Hands-on experience with tools, repairs, and construction materials.
- Ability to work independently and manage multiple competing priorities.
- Strong organizational skills and attention to detail.
- Ability to prepare and submit clear reports and documentation.
- Valid driver’s licence and reliable transportation.
- Physically able to perform demanding work, including ladders, lifting, and working in varied weather conditions.

Salary - $60,000 – 70,000
